At 50 St MARY AXE we took an existing consent and revolutionised the design with a new single stair and compact 'super-loos' to enhance value.

This City of London office project for Frogmore commenced with a review of the existing planning consent for the scheme with the aim to deliver a larger, more efficient floorspace. We achieved this, within the constraints of the consented envelope by removing a stair and lift, adopting a fire engineered solution that provides a single stair core and compact 'Super-loos'. The new seven storey building, built on the site of a 1980's office building, incorporates an external façade which responds to the adjoining Grade II listed Baltic Exchange. The contemporary high specification office achieves a BREEAM very good rating even within the constraints of the previously approved building envelope.
