The final phase of the Flitch Green masterplan is an important step in providing enhanced community facilities for residents.

Black was commissioned by Enodis to redesign the final phase of the Flitch Green masterplan follow refusal of the previous scheme. To overcome the Inspectors decision to dismiss the appeal it was essential to maintain all residential development to the north of Stebbing Brook. This reduced new infrastructure required to service the 168 proposed houses and made efficient use of brownfield land. The proposed masterplan creates tree-lined boulevards to guide pedestrian movement and enhance natural surveillance. Streets and individual homes are arranged to facilitate passive solar design and new community facilities including shops, a doctor's surgery and a crèche along with flats above create a new village centre to serve the community.
