The redevelopment of Oriental City in Collingdale offered the opportunity to create a sustainable, high density, vertically integrated, mixed use development.
 
The development is conceived as a two storey retail podium providing space for a large DIY store and a new Oriental Centre with supermarket, food court and retail units. Multi storey car parking and servicing areas are concealed from the street by being located to the rear of the retail accommodation, with the garden centre forming a roof over the B&Q service yard. The prominent Grove Park corner of the site incorporates a cafe unit at ground floor, with community uses above. The roof of the retail podium is designed as a residential landscape of roof gardens, with four hundred and fifty residential units arranged around four courtyards.
