Black have been commissioned by Hertsmere Borough Council to develop proposals that will deliver a mix of family and fully accessible wheelchair specification homes on an abandoned garage plot.
The site is one of many parcels of underused brownfield land that can be repurposed to provide high quality residential accommodation within an established residential setting. The same challenges exist as with schemes already completed by the practice at Hope Green in Watford, and across sites in neighbouring Three Rivers, addressing concerns over privacy and integration with the wider community. Detailed analysis of the site is required to map out all the conflicting constraints before layout options can be tested.
The emerging proposals adopt LETI standards as a starting point for an environmental strategy, whilst support for low or car free schemes and innovative ways to reduce separation distances enhance economic and social sustainability.
