Project delivered to the concept environmental target
Following consent in December 2020 work has now finished on a new-build two-bedroom home located on a small infill site to the rear of an existing terrace in Finsbury Park, Islington.
The stage 4 design defined a carbon reduction of 942kgCO2 per year, equivalent to 41.6% of the target emission rate, through a fabric first approach combined with air source heat pumps (ASHP), underfloor heating and a mechanical ventilation system with heat recovery. Final as built calculations have confirmed an improved reduction of 51.5%, with the potential to deliver net zero carbon through the introduction of photo voltaic panels. The project adopts an upside-down accommodation strategy with living spaces focused around a glazed courtyard space at first floor and bedrooms tucked into the lower level.
Monitoring of energy use is now required to assess the performance of the building in use, a critical test to demonstrate the benefits of the LETI standards as energy prices continue to rise.
