Watford Community Housing approached us with a brief to deliver 24 homes on two distinct parcels of land. By looking beyond the site red line boundary we gained planning consent for 33% more homes on the same size site and created a new safer entrance to the local park.
Working with the client, Watford Borough Council and Hertfordshire Highways team, we regularised the site boundary to form two efficient plots of land which enabled 8 more flats to be introduced without increasing the height or bulk of the development.
The rationalised site developed through land swaps and the stopping up of a road which enabled an improved public route into the park to be created, overlooked by new homes which enhances natural surveillance.
Design South East said ‘The scheme is an appropriate response to the site and could provide further good quality housing within the established community’
The stopped up road linked an inaccessible traffic island of grassed land to the park which when enhanced with new soft landscaping opened the recreation ground up to the wider community.
As with all our work high building performance, orientation and dual aspect living were adopted adding to the social environment benefits that the broader housing had achieved.
